The Zorzee Report | Issue #20 | Boutique Pilates, Part 5 of 5 | Pro Deep-Dive
Grounded in the 2026 filings read across this series: Club Pilates (2026 FDD), JETSET Pilates (filed April 17, 2026), and Pilates Addiction (2026 FDD). Series figures only. Nothing new.
Every issue in this series asked the same question upfront. What does the brand let you see? This one takes the number in each filing that made you flinch and runs it the other way. Instead of asking how the deal works, ask how it fails, then check whether the thing that scared you is the very thing keeping it from failing. That move has a name. Charlie Munger spent sixty years on it and never improved on the four words he borrowed from the mathematician Jacobi: invert, always invert.
One caveat runs the whole issue, and it keeps it honest. About four times in ten, the flinch is right. The number is a real problem, and inverting it just talks you into a bad deal with better vocabulary. The other six, the flinch is a feature wearing the mask of a flaw, and the operator who sees through it has an edge over everyone still recoiling. The work is telling the two apart.
Here's each one run through the same four beats: the flinch, the inversion, the play, and where it breaks. Six numbers from the series, nothing new. Let's begin.
Inversion 1: The Missing Number Is the Filter
The flinch. A franchise that won't show you a single revenue number is a franchise hiding something. Pilates Addiction makes no financial performance representation at all. No average, no median, no range (Item 19, Pilates Addiction). Pass.
The inversion. A missing Item 19 is legal and ordinary for a system this young. The franchisor acquired the brand on February 27, 2025 (Item 1, Pilates Addiction), and about 11 studios were open at the filing (Item 20, Pilates Addiction). There's no honest average to publish yet. The absence is a disclosure about age, not character. It also comes with the least expensive entry in the series, $320,532 at the low end of the investment range (Item 7, Pilates Addiction).
The play. Do the homework the filing couldn't. With roughly 11 units open, you can call a real share of the whole system as you research. If you buy an existing studio, the franchisor may hand you that studio's actual records, which Item 19 permits. Build the number the FDD left blank, owner by owner.
Where it breaks. A missing Item 19 is ordinary. A missing Item 19 plus skipped validation calls plus a $2,500-a-month extension fee for every month, or part of one, a studio runs past its opening deadline (Item 6, Pilates Addiction) is how an unproven system gets expensive before it earns. The absence is only neutral if you do the calling. Skip it, and you're underwriting nothing with your own money.
